Pavilion Plaza, located in Naples, Florida, is a shopping plaza that encompassed 53,300 square feet of roof. A&H Forensic Roofing was awarded this Re-Roofing Project in 2016. When working on a shopping center, especially one of this stature with 36 tenants, can be very challenging. This particular project had two (2) different roof specifications for the roofing systems being installed; complete roof replacement and roof recovery systems. A&H installed a TPO Roof Recovery Roof System for 19,200 square feet, which entailed removing all the gravel to expose the existing roofing system, repair as necessary, mechanically attach a new coverboard through the existing roofing system, followed by mechanically attaching a 60-mil TPO (Single-Ply) Roofing System. For the Roof Replacement areas that consisted of 34,100, we removed the existing roofing system down to the steel deck, mechanically attached a polyisocyanurate insulation board, followed by installing a 3-Ply Modified Roofing System. Equity One achieved a 20-Year No-Dollar-Limit (NDL) Manufacturer’s Warranty. And a 5-Year A&H Forensic Roofing Warranty and Maintenance Agreement!

Royal Palm Elementary School

Royal Palm Elementary School is located in Lauderhill, Florida and was a project awarded to our company from The School Board of Broward County. The project consisted of removing a gravel built-up roofing system down to the lightweight insulating concrete and prepare for a new roofing system. We had to make minor repairs to the existing LWIC and once complete, we mechanically attached a base sheet into the LWIC. Then we mechanically fastened the base sheet into the LWIC, we adhered a SBS Interply (torch), followed by adhering a SBS Cap Sheet (torch), and all sheet metal flashing was stainless steel.

Gulfstream Middle School

Gulfstream Middle School is located in Hallandale, Florida and was a project awarded to our company from The School Board of Broward County. The project consisted of installing a Tapered SBS Modified Bitumen Roofing System, along with obtaining the necessary permits, engineering calculations, and fastening patterns. After approval, we had to remove all the existing coal-tar pitch built-up roofing system down to the lightweight insulating concrete, mechanically attached a tapered insulation to ensure adequate drainage, raise all curbs that were not code compliant, mechanically attached a dens-deck coverboard, and torch apply a 3-Ply Soprema Soprafix SBS Modified Roof System, and all sheet metal flashing was stainless steel.

South Area Garage Buildings 1 & 2

Manufacturer: Soprema
South Area Garage (BLDG’s #1 and #2) consisted of two (2) different buildings, both with different scenarios. Building #1 had two (2) different elevations but both were low-sloped roofing systems. The upper roof area was a built-up modified roofing system that was installed over a tectum deck while the low section was a built-up modified roofing system installed over a plywood deck. We were too remove the existing roofing system(s) down to the existing decking and install a built-up Soprema roofing system. On the upper section, we encountered various pieces of tectum that needed to be replaced. As for the lower section, when we started removing the existing roofing system, we noticed that the decking was disintegrating due to termites. The “owner” said that the lower section wasn’t being utilized that that it was best that they just demolish this section. The upper section was still acceptable and we completed the roof per the specified specifications. Building #2 was an office space that was a Steep-Slope Shingle roofing system that exceeded its life expectancy. The owner wanted to ensure a roof that will have a significant longevity so they decided to install an extra layer of underlayment. We removed the existing shingles and underlayment and replaced it with new 30# felt, Polystick TU Plus underlayment, and then new dimensional shingles.

Meadowbrook Elementary School

Meadowbrook Elementary School is located in Fort Lauderhill, Florida and was a project we were awarded thru a general contractor with The School Board of Broward County. The project complex project that consisted of various Scopes of Work such as roof replacements, new construction roof installation, removal and replacement of metal siding panels at all walkways within the school, along with obtaining the engineering calculations and fastening patterns. The first part to our Scope of Work was to remove the existing gravel roofing system down to the lightweight insulating concrete, install a tapered system, mechanically fasten a base sheet through the LWIC and into the steel deck, and provide aluminum sheet metal flashing. Part II was to remove the existing gravel roofing system down to the tectum deck, adhere a tapered system along with a densdeck coverboard, in hot-mop a 3-Ply Modified Roofing System, and provide aluminum sheet metal flashing; Part III was to remove the existing gravel roofing system down to the lightweight insulating concrete, hot-mop a 3-Ply Modified Roofing System, and provide aluminum sheet metal flashing; Part IV consisted of removing the existing gravel roofing system down to the concrete deck, hot-mop a 3-Ply Modified Roofing System, and provide aluminum sheet metal flashing; Part V consisted of pouring new lightweight insulating concrete (tapered), mechanically fasten a base sheet into the LWIC, and provide aluminum sheet metal flashing

Seminole Middle School


Tropical Elementary School

Tropical Elementary School was a project that had a general contractor involved as there was new construction as well as renovations. The work included installation of new roofing system and all metal components at the Multipurpose and Generator/Chiller Room and roof replacement at the Building 1 and Canopies and Covered Walkway. New tapered lightweight insulating concrete (LWIC) was installed at most the roof sections per the owners request to ensure proper drainage but existing areas that already had adequate slope, we did not need to install new LWIC. These sections did however have excessive repairs needed to the existing LWIC to get it back to sounds condition.

Twin Lakes Building #4

Twin Lakes Administration Building #4 had a scope of work to remove existing roofing system down to lightweight insulating concrete and replace with a Soprema SBS Modified Bitumen Roofing System. Once we obtained the building permit, we could start commencing with the project. After loading the project and on our first day or tearing off, we had to remove existing gravel surfaced built up roofing system including related sheet metal items down to existing lightweight insulating concrete, provide minor repairs to lightweight insulating concrete as needed. Following that, we mechanically fastened a base sheet into lightweight insulating concrete, followed by installing a SBS interply membrane over mechanically fastened base sheet including base ply wall and curb flashings, torch applied. Once that was completed, we installed a SBS fire-rated white granular membrane over interply membrane including cap ply wall and curb flashings, again torch applied. For the sheet metal, we had to mechanically fasten 16 gauge ARBS cleat at parapet walls and fabricate and Install stainless sheet metal flashing components, including gutters and downspouts.

Special Challenge: This project had an extreme amount of meticulous detail for all the sheet metal. Each coping cap was fabricated individually and soldered onsite in-place.
